1795 Capital operates as the industrial real estate investment platform of Miami Nation Enterprises, the business arm of the Miami Tribe of Oklahoma. The platform invests permanent tribal equity with conservative leverage in multi-tenant industrial and flex properties across the Southeast and Midwest United States.

Unlike fund-based capital, we are not constrained by a defined investment period or disposition timeline. We evaluate every opportunity on long-term fundamentals. We hold quality assets indefinitely. We are structured to be a decisive, credible, and long-term counterparty.

This structure lets us pursue opportunities that fund-based buyers cannot underwrite: below-market in-place rents where mark-to-market takes years to realize, strong basis in assets where patient ownership compounds value, and partnerships with sellers who want to know where their asset is going for the long term.

Of Particular Interest

With no disposition timeline, the platform also actively evaluates:

  • Stabilized assets with long WALT, below-market in-place rents, and strong basis relative to replacement cost
  • Properties with near-term lease rollover where in-place rents are below market
  • Buildings with one or two vacancies and an identifiable lease-up path
  • Multi-tenant buildings where a single tenant occupies a significant portion of the space
  • Owner-occupants who lease a portion of the building and are considering a sale or sale-leaseback
